Basic Concepts »
1. What is an EMI?
  You repay the loan in Equated Monthly Installments (EMIs) comprising principal and interest. Repayment by way of EMI commences from the month following the month in which you take full disbursement. For example, if the loan is fully disbursed to you in April 2004 the EMIs will start from May 2004.
 
2. What is Pre EMI?
  In case of a property which is under Deutsche Postbank Home Finance Limited makes the disbursement in parts based on the progress of the construction of your property. However till the loan is fully disbursed, you have to pay simple interest at the rate decided at the time of sanction. This is known as the Pre EMI. And after the full disbursement is made you will start paying your EMI.
 
3. What is a Monthly Reducing balance?
  An Equated Monthly Installment (EMI) has 2 components, interest and principal. When the interest is calculated on monthly rests, the principal on which the interest is charged goes down every month. This results in a significant saving for the customer over the tenure of the loan.
 
4. What is an amortization schedule?
  An amortization schedule is a table giving the reduction of your loan amount by monthly installments. The amortization schedule gives the breakup of every EMI towards repayment interest and outstanding principal of your loan.

1. For what purpose can I avail a loan?
  You can take a loan for constructing, purchase of a ready built house/flat or a flat in resale, the takeover of existing land from other banks/HFCs, purchase of a plot of land for the renovation and improvement of the house, extension of the house.
 
2. I am an NRI, can I avail a housing loan to buy property in India ?
  Yes, NRIs can avail of a housing loan to buy a property in India . However, the terms and conditions for a NRI loan are different than loans granted to Residents of India.
 
3. I am an NRI, can I avail a housing loan to buy property in India ?
 

As per current guidelines of the Reserve Bank of India , persons of Indian origin holding foreign passports are eligible for loans with Deutsche Postbank Home Finance Limited.

Can I get a loan for commercial property, like offices etc.?

  No, we do not provide loan for commercial property.
 
5. Do professionals have special eligibility norms?
  Yes, Deutsche Postbank Home Finance Limited offers special privileges to self-employed professionals.
 
6. When can I apply for a loan?
  You can apply for a home loan even before you have selected your property. The loan amount would be sanctioned or approved for you, based on your repayment capability.
 
7. How much loan amount am I eligible for?
  Your loan eligibility will be determined by Deutsche Postbank Home Finance Limited on the basis of factors such as income, age, qualifications, number of dependants, spouse's income, assets, liabilities, stability and continuity of occupation and savings history. Further, the loan eligibility will also be dependent on the value of property selected by you.
 
8. How can I enhance my loan eligibility?
  Some of the ways to improve eligibility are stated below:
 
  • Include a co applicant to the loan whose income can be considered.
  • Include any other income (rental, agricultural).
  • You may be eligible to opt for a Step Up Repayment Facility (Under this scheme your installment will keep increasing at periodic intervals thereby enhancing your loan eligibility)
  • You may be eligible to opt for a Flexible loan installment plan (Under this scheme your alternate sources of income after your retirement will be considered to enhance your loan eligibility if you are nearing your retirement age).
 
9. I want to co-own a property with my son/ father/ mother/ brother/ sister. Will I be eligible for loan?
  Deutsche Postbank Home Finance Limited allows only immediate relatives to co-own a property. This means that a parent-son combination and a husband-wife combination (conditions apply) are only allowed. A minor, however, is not allowed to join in as a co-owner as he is not eligible to enter into a contract as per law and therefore Deutsche Postbank Home Finance Limited cannot enforce the contract on a minor.
 
10. What are the loan tenure options?
  Tenure of the loan may range up to 20 years, provided the term does not extend beyond your reaching 65 years of age or retirement age, whichever is earlier.
 
11. I have only a few years to retire? Am I eligible for a loan?
  Yes, you can get a loan even if you have only a few years to retire. If you have a son who is working or if your wife has a few more years left for her retirement, you can make them a co applicant and take a loan. You can also opt for a Flexible Loan Installment Plan (FLIP), to enhance your eligibility.

2. What security/collateral do I have to provide?
  Typically the security for the loan is a first mortgage of the property to be financed, by way of deposit of title deeds and/or such other collateral security as may be necessary. The title to the property should be clear, marketable and free from any encumbrances.
 
3. Does the property have to be insured?
  You will have to ensure that the property is duly insured for fire and other appropriate hazards, as required by Deutsche Postbank Home Finance Limited, during the tenure of the loan.

DAS : Deduction at Source
ECS : Electronic Clearance System
 
4. How do I replenish the exhausted PDCs?
  If your PDCs get exhausted, you can approach the branch office and cheques shall be handed over at the branch.
 
5. What if the EMI cheque bounces?
  On the bounce of an EMI cheque, the same cheque is represented by us for payment. On clearance of the same, you are still required to pay penalty for the cheque bounces as per charges applicable at that point of time. If the cheque bounces again on representation, then you are liable to pay the EMI by cash / D.D. along with the bounces charges. You will also have to pay interest on the delayed payment at the specified rate.
 
6. How can I make a pre-payment?
  You can make part or full pre-payment of your outstanding amount at any time. The prepayment over the specified limit will attract pre-payment penalty as per the norms of Deutsche Postbank.
 
7. Can I convert my loan from fixed rate loan to variable rate loan & vice versa?
  Conversion form a variable rate product to a fixed rate product and vice versa depends upon the policy of the company at that point of time.
